Tenant placement · Halifax Regional Municipality

Find the right tenant for your Halifax rental. Pay only when the lease is signed.

I advertise your unit, show it, screen every applicant the same way and hand you a clear recommendation. You choose the tenant and sign the lease. There is no fee until you do.

How it works

From empty unit to signed lease in five steps

You stay in control of the rent, the tenant and the lease. I do the legwork in between.

  1. Agree

We confirm the rent, the move-in date and what you want in a tenant, and sign a short written agreement.

  2. List

Your unit goes live within 48 hours with clear photos and an honest description.

  3. Show

I answer inquiries within 24 hours and run the showings, so you do not have to.

  4. Screen

Every applicant follows the same checks. You get a shortlist with the file behind each name.

  5. Sign

You choose, I support the lease signing and move-in inspection, and then I send my invoice.

Fair to landlords and tenants

Careful screening, and no shortcuts that could cost you

Nova Scotia rental rules are strict. Following them protects you from disputes and keeps your listing clean.

What you can count on

  • The same criteria and the same questions for every applicant, consistent with the Nova Scotia Human Rights Act.
  • Credit reports only with the applicant's written consent, through a licensed service.
  • Personal information collected only when needed and kept secure.
  • A weekly update from the day your unit is listed until it is rented.

What I will never do

  • Charge applicants an application, showing or screening fee. The Residential Tenancies Act does not allow it.
  • Ask for a deposit before a lease is signed, or more than half of one month's rent as a security deposit.
  • Promise a rental date or guarantee how a tenant will behave. Nobody can.
  • List, buy or sell property. That is real estate brokerage, and I do not offer it.

Pricing

One fee, paid after the lease is signed

75%of the first month's rent, plus HST where it applies
  • Listing and advertising your unit
  • Inquiries, showings and scheduling
  • Applications, reference calls and income checks
  • Credit reports on finalists, with the cost agreed in writing before we start
  • A written recommendation and lease signing support
  • Move-in inspection

No fee to list, no fee if the unit is not rented through this service.

$
$1,500Placement fee, once

The weekly figure is monthly rent times 12, divided by 52. A faster, better-screened placement is usually worth more than a lower fee.

Questions landlords ask

Straight answers

When do I pay?

Only after the lease is signed between you and your tenant. There is no fee to list your unit or to start screening. Credit report costs for finalist applicants are agreed in writing before work begins.

Do applicants pay anything?

No. Nova Scotia's Residential Tenancies Act does not allow application fees, so applicants are never charged for applying, showings or screening.

How do you screen tenants?

Every applicant completes the same written application with consent. I check income and employment, call previous landlords, and run a credit report through a licensed service on finalists only. Questions follow the Nova Scotia Human Rights Act, and the same criteria apply to everyone.

Who chooses the tenant and signs the lease?

You do. I give you a clear recommendation with the file behind it, and you decide and sign the lease with the tenant.

How fast will my unit rent?

Price, condition and timing drive speed, so I do not promise a date. I do promise fast replies, a live listing within 48 hours of signing our agreement and a weekly update until the unit is rented.

Are you a real estate brokerage?

No. I provide residential tenant placement only. I do not list, buy or sell property, which in Nova Scotia requires a real estate licence.

Which areas do you serve?

The Halifax Regional Municipality, including Halifax, Dartmouth, Bedford, Sackville and Cole Harbour.
